What Are Closing Costs?

Closing costs are fees paid at the settlement of a real estate transaction, on top of the property price. Buyers typically pay 2–5% of the loan amount; sellers typically pay 6–10% of the sale price (mostly agent commissions).

Transfer taxes vary significantly by state — Delaware (3%), New Hampshire (1.5%), and Pennsylvania (1%) have some of the highest rates, while many states charge nothing.
